Estate Sale Set-up Fee (Varies Per SQ/Level)
A set-up fee will be charged for ALL estate sales. The base Set-Up Fee begins $600 per level, and up (and/or depending on Estate square footage). This is negotiable, but separate from the 35-40% Commission (after Estate Sale from Net). The Set-up Fee includes
- Estate organizing
- Item research, valuation, inventory (of items to be sold), pricing, and tagging
- Estate curation (Set-up, Staging,
- Photography and Marketing of Estate Sale items, and
- Other preparations needed for the estate sale, per Contract Agreement.
If Set-up goes beyond 7 hours, due to decluttering, disorganization of the Estate, owner changes, removal of items after Photography and Marketing, Set-up will incur an additional charge of of $35 to stage/re-state Estate. (See Decluttering/Hoarding Service).
Set-up time greater than 7 hours (Clause)
If a home has a substantial amount of items, hoarding, or clutter, that exceeds a set-up time greater than 7 hours, the homeowner will be subject to extra hourly charges of $30.00 for any additional time.
Also: If there is evidence of clutter, or hording, the Seller will be asked to clear the selling space prior to ESS LLC set-up otherwise, a $30.00 per hour set-up fee will be incurred, and written into the Contract - seperate from the Commission Fee.
RETURN & REFUND POLICY
Return: If sale is forfeited, and has been curated, any set-up services provided, and/or the sale started -- the minimum fee of $2,500 must be honored (see Contract, and Policies & Disclosures).
